TERMS: 5% Down the day of the Auction To Be Held as Earnest Money.  Balance is due within 45 days.  If Buyer Fails to Close in 45 days, Earnest Monies Given Shall be NON-Refundable.  Real Estate Sells “AS IS, WHERE IS” without any warranties or guarantees by the sellers and/or Realtor/Auctioneer.

PROSPECTIVE BIDDERS/BUYERS: All properties sell in their existing condition without any inspections, guarantees or warranties provided by the Seller, Realtor or Auctioneer.  All prospective Bidders/Buyers are urged to walk and inspect the property and examine all documents on file with the county, State of Kansas, and title reports relating to said property.  The high Bidder/Buyer accepts the real estate in its present existing condition without any EPA Lead Base Paint or surveys provided by the Seller, Realtor or Auctioneer.  Any and all inspections, such as lead base paint, structural, mechanical, electrical, plumbing (septic where applicable), mold, mildew, moisture damage or termite, must be completed to Bidders/Buyers satisfaction prior to sale day.  Any and all costs involved in obtaining financing by the Buyer, including inspections, appraisal requirements or repairs shall be the sole responsibility of the Buyer.  Statements made the day of the auction shall take precedence over anything printed or stated prior to the auction.  Information printed or given is deemed reliable but not guaranteed by the Seller, Realtor or Auctioneer.
